Reporting to the Chief Executive Officer, the FM/SFE will be responsible for all aspects of directing co-ordinating and supervising various activities relating to maintenance and upkeep of Real Estate assets under the management of the company. II. Principal Accountabilities: Description Working in close co-ordination with the various property managers of the company the FM/SFE shall be responsible for the following: a. Directs and supervises maintenance contractors. b. Supervises periodic maintenance, servicing and inspection of equipment including central air conditioning, centrifugal and absorption chillers, heating and ventilation systems, plumbing fixtures, sewage systems, electrical fixtures and circuitry, pumps, motors, elevators, related instruments and controls, etc. c. Sets up the Planned Maintenance Program and schedules for all properties of the company. Must compile, publish, implement, and measure the planned maintenance plan for all built or installed assets. d. Establishes corrective and emergency maintenance procedures. e. Reviews all facility maintenance contracts/agreements and ensure terms and conditions are implemented. f. Plans the need and feasibility of minor additions, modifications and alterations to existing facilities and equipment as and when required. Participates in the design of such modifications to ensure modified/new equipment and installations are achieving the desired goals. g. Proactively coordinates with property managers for all maintenance related activities. h. Prepares and manages the yearly budget for the section. Discusses the budget with finance department and CEO, recommends and justifies any variances. i. Responds to, and resolves problems or complaints raised by building occupants in a systematic and professional manner with follow up correspondence and manual customer satisfaction surveys. j. Ensures contractors’ responsiveness to complaints and on-time professional work completion. k. Ensures safety of personnel and building tenants when performing jobs. l. Qualifications, Experience, and Skills : No. Description 1. Electrical or Mechanical Engineer 2. Overall 8 + years of experience as facilities maintenance engineer with real estate/property management companies 3. Must be tech savvy, especially in AutoCAD, MS Office etc 4. Good interpersonal skills with exposure to managing working relationships. Good communication skills in English. 5. Ability to handle multiple responsibilities. 6. Ability to work in team as well as independently. 7. Effective Negotiation skills with an eye on Cost Effective ideas /solutions. 8. Honesty & Integrity Other Requirements: Should have a valid UAE Driving License.
